Moisture First: The Step You Can’t Skip
Chicago basements sit in clay soil with a high water table and hard freeze-thaw cycles. If a basement is damp, finishing it just hides the problem behind new drywall. Before we build, we check for:
- Water stains, efflorescence (white chalky deposits) and cracks in the walls.
- The sump pump and drain tile, and whether they’re working and sized right.
- Grading and downspouts outside, which cause many basement leaks.
- Humidity, which can mean you need a dehumidifier even in a dry basement.
If there’s a moisture problem, fixing it comes first. We use insulation and wall build-ups made for below-grade concrete, not the standard materials used upstairs. Illinois also recommends testing homes for radon. Testing before you finish is simple, and it’s easier to add mitigation before the walls go up.
Egress Windows: When You Need One
If you want a bedroom in the basement, building codes require an emergency escape opening, usually an egress window with a window well. Many suburbs follow the model residential code, which sets a minimum opening size and a maximum sill height. Chicago has its own building code. Requirements vary by municipality, so we confirm the rules with your building department before we design.
An egress window is one of the bigger single costs in a basement remodel, because it involves digging outside, cutting the foundation and installing the well. Ceiling Height, Ducts and Beams
Older Chicago basements often have low ceilings, with ductwork, pipes and steel beams running across. Before designing, we measure!
- Clear ceiling height, which affects whether the space can count as habitable under local code

Adding a Basement Bathroom
A basement bathroom is the add-on people ask about most. Its cost depends on:
- Where the drain lines are. If existing lines are nearby, it’s simpler. If the fixtures sit below the sewer line, you may need an ejector pump.
