KITCHEN REMODELING PROCESS

PLANNING YOUR KITCHEN

Kitchen Design, Cabinetry, and Countertop Decisions That Matter Most

Your layout gets decided in the first week, and you live with it every day after that. An island needs about 42 to 48 inches of open space on every side. Any tighter and it gets in your way instead of helping. If your kitchen cannot spare that room, a peninsula gives you the same seating and prep space and only needs a walkway on two or three sides. Lighting and venting are the two things people trim first and miss later. Both go in while the walls are still open, so we sort them out early.

Storage is where a custom kitchen really pays off. Stock cabinets only come in set sizes, so in an older home with walls that are not quite square, you end up with filler pieces and corners you can never reach. When we build to your measurements, you get a pantry where that dead corner used to be, drawers deep enough for your big pots, and cabinets that go all the way to the ceiling. The door style is what you see every day. How the box is built is what keeps everything working fifteen years from now.

Picking a countertop really comes down to how you cook. Quartz never needs sealing and shrugs off spills, which makes it easy to live with when the kitchen is busy. Granite handles heat well and just needs sealing once or twice a year. Marble is the prettiest of the three and the fussiest, since lemon, wine, and vinegar will leave a mark. We make and install all three, and we always suggest coming in to pick your own slab, because no two look alike.

FEATURED ON THE COVER OF MILLENNIUM MAGAZINE

Meet Abdullah Ghabayen, Founder and President

Abdullah M. Ghabayen is the founder, president, and operations manager of AMG Proline. He is an engineer by training, a licensed general contractor by trade, and an interior designer by practice, with nearly thirty years in construction that started in his family’s glass shop in 1996.

In 2025 he was inducted into Marquis Who’s Who and featured on the cover of Millennium Magazine, Seventeenth Edition, in the Architecture, Construction and Real Estate section. You can read the full Marquis feature here.

That combination is rare, and it is the whole argument for working with us. Design firms draw spaces they will never build. Contractors build spaces somebody else drew. Abdullah does both, which means the design you approve is one he already knows how to execute, at a price he already stands behind.

He is also on your job site. Most remodeling companies hand you to a salesperson at the estimate and to a subcontractor after you sign. At AMG Proline, the person who designs your kitchen, prices it, and answers for it is the same person who owns the company.

Inspire. Design. Build.

FREQUENTLY ASKED QUESTIONS ABOUT KITCHEN REMODELING

Kitchen remodels fall into three tiers, and the tier you land in is set by how far the work goes past the surface. A cosmetic refresh keeps the layout exactly where it is and changes countertops, backsplash, hardware, paint, and cabinet doors or refacing. A full remodel in the same footprint replaces cabinets, countertops, flooring, sink, lighting, and appliances while plumbing and electrical stay roughly where they are. A gut remodel with a layout change moves the sink or range, opens a wall, or upgrades the electrical panel, which adds structural work and permit drawings to the scope.

Within any tier, four things move the number most: cabinet construction, countertop material, whether plumbing and electrical have to move, and the condition of what is behind the walls. Two kitchens the same size on the same block can differ by tens of thousands of dollars once the drywall comes off. We do not quote off square footage averages. We measure in your home and give you an itemized written price by trade and material. Call (708) 979-3298 for a free estimate.

Most of our clients stay in the home. Plan on being without a working kitchen for the full on-site duration, which for most full kitchen remodels runs about four to eight weeks. A cosmetic refresh is shorter. A gut with a layout change runs longer.

Set up a temporary kitchen before demolition day. A refrigerator moved to the dining room or basement, a microwave, a coffee maker, an electric kettle, and a folding table covers most of it. Paper plates for the duration save a lot of frustration since you will not have a kitchen sink.

Dust is the part people underestimate. We seal the work area, protect the path from the entry to the kitchen, and clean daily. Water shutoffs happen during plumbing work and last a few hours with advance notice. Demolition and tile cutting are the loud days. If you work from home or have small children, tell us at the estimate stage and we will sequence the noisy work into a window that fits your household.

Yes. Our showroom is at 4711 W 135th St in Crestwood, and you are welcome anytime Monday through Saturday. We keep quartz, granite, and marble samples along with cabinet door styles, finishes, and hardware so you can compare them side by side under real light.

This matters more than people expect with stone. A four-inch chip does not show you the movement, veining, or color shift across a full slab, and no photo online is color accurate. Seeing the material in person is the difference between liking a sample and liking your finished kitchen.

If you cannot get to Crestwood, we come to you. The free in-home visit includes bringing samples so you can hold them against your existing floors, walls, and light. Call (708) 979-3298 to set up either one.

We design it for you. There is no need to hire a separate designer or architect for a typical kitchen project.

The process starts with a walkthrough where we look at your actual space and talk through how you use the kitchen, what frustrates you about it now, and what you want it to do. From there we produce 3D mapped-out designs so you can see the layout before anything is ordered. You review the design, we adjust it, and nothing moves forward until you approve it.

That said, if you are already working with a designer or an architect, we are happy to build from their drawings. We do this regularly and it does not change our process or our pricing structure.

We build custom cabinetry in house, sized to your kitchen.

This matters in Chicago more than in most markets. Older homes here were built before standard cabinet dimensions existed, and the walls and floors are frequently out of square and out of level. Stock cabinets come in fixed widths, so fitting them into an older kitchen usually means filler strips at the ends and dead space you paid for but cannot use. Custom boxes are built to your measurements, which means full use of every wall and storage designed around what you actually own.

Custom also lets us solve the specific problems in your kitchen: a pantry where there was a dead corner, drawers deep enough for pots instead of a low shelf you have to crouch for, uppers taken to the ceiling instead of leaving a dust gap, or a spice pull-out next to the range. See our custom kitchen cabinets page for more.

It depends on how you cook and how much maintenance you want.

Quartz is engineered, non-porous, and never needs sealing. It resists staining well and is the most practical choice for a busy family kitchen. It is not heat proof, so trivets under hot pans are still required, and direct sunlight can affect some colors over time.

Granite is natural stone, very heat tolerant, and extremely durable. It is porous, so it needs sealing periodically, though that is a ten-minute job once or twice a year. Every slab is different, which is the appeal and the reason to pick your own slab rather than order by name.

Marble is the most beautiful and the least forgiving. It etches from anything acidic, including lemon, wine, and vinegar, and it stains more readily than granite. People who love marble accept the patina as part of it. People who want their counters to look new in five years should not choose it for a main work surface.

We fabricate and install all three. Compare them at our Crestwood showroom or on our countertop installation page.

Usually the answer comes down to clearance, not square footage. You need adequate walkway on all sides of an island, and in a working kitchen that means roughly 42 to 48 inches between the island and the surrounding cabinets, more if two people cook at once or if a dishwasher and oven door both swing into that space. Squeeze it tighter and the island makes the kitchen worse, not better.

If the clearance is not there, a peninsula often does the same job. A peninsula gives you seating, prep space, and a visual edge to the kitchen while only needing walkway on two or three sides. In narrow Chicago galley kitchens this is frequently the better answer.

Adding a sink, a cooktop, or outlets to an island means running plumbing, gas, or electrical through the floor, which is a bigger job in a home on a slab than one over a basement. We check what is under your floor before we design the island, not after.

Yes, and it is one of our most requested projects. Original kitchens in bungalows, two flats, and greystones were built as small closed service rooms, and opening them to the dining or living space changes how the whole floor feels.

The first question is whether the wall is load bearing. A partition wall that carries nothing usually comes out with framing and patching. A load bearing wall needs an engineered beam sized to carry the load, posts to carry it down, and sometimes a new footing in the basement. We also check what is inside the wall first, because ducts, a plumbing stack, or the main electrical run can change the cost significantly.

There is also a middle option worth considering. A wide cased opening, a half wall with a counter, or a pass-through gets you most of the connection at a fraction of the cost. We will tell you honestly which one your house calls for.

You get a fixed written price before any work begins, itemized by trade and material so you can see what each decision costs.

A full kitchen quote covers design and 3D layout, permit drawings and filing, demolition and disposal, framing and any structural work, licensed electrical, licensed plumbing, range hood venting, insulation and drywall, flooring, tile and backsplash, cabinet installation and trim, countertop template and installation, painting, fixture installation, final cleaning, and the punch list walkthrough. Permit fees are accounted for in the written scope rather than appearing later as a surprise line item.

One crew handles all of it under one contract, so you are not hiring or scheduling anyone yourself. Appliances are the one item you can go either way on. Many clients buy their own to control brand and timing, which is fine. Just get us the specification sheets early, because cabinet openings are built to appliance dimensions.

We tell you immediately, in writing, with a price before we proceed. You will never find out about it from the invoice.

In older Chicago homes, the common finds are galvanized supply lines that have corroded and restrict flow, ungrounded two-wire circuits or knob and tube wiring, an electrical service too small for a modern kitchen load, abandoned chimney chases, brittle cast iron drain connections, and framing that is out of level. Homes built before 1978 may also have lead paint, and some older floor tile and pipe insulation contains asbestos, both of which have to be handled properly rather than discovered mid demolition.

Our approach is to open exploratory areas early wherever we can and price the known conditions accurately instead of quoting low and revising upward. Where something genuinely cannot be seen until the wall is open, we say so up front and tell you what the realistic range would be if we find it.
